Is 100% Property Financing Allowed in Dubai? What Buyers Need to Know Before Signing

Buying property in Dubai has become an attractive option for both residents and overseas investors, but many first-time buyers still wonder whether it is possible to purchase a home with 100 per cent financing. Advertisements and online discussions sometimes suggest that a buyer can acquire property without making any upfront payment. However, the reality is more nuanced, and understanding the financial requirements before signing any agreement is essential.

In the UAE, mortgage financing provided by banks and financial institutions is regulated by the country’s central banking framework. These rules require buyers to contribute a portion of the property value themselves. In other words, a bank mortgage normally cannot cover the full price of a property.

For buyers who are citizens of the UAE, the permitted mortgage ratio depends on the value of the property and whether it is the buyer’s first home. For a first residential property valued at Dh5 million or less, banks may finance up to 85 per cent of the property price. If the property value exceeds Dh5 million, the maximum financing level usually drops to 75 per cent. When purchasing a second home or an investment property, the maximum loan ratio is generally lower, around 65 per cent of the property value.

For expatriates, the permitted ratios are slightly different. When purchasing a first home worth less than Dh5 million, banks may finance up to 80 per cent of the property value. If the property costs more than Dh5 million, financing may reach up to 70 per cent. When an expatriate buys an additional property for investment or as a second residence, the maximum financing level is typically about 60 per cent.

Properties that are still under development follow a stricter structure. Because such projects involve longer construction timelines and additional completion risks, the typical financing limit for these purchases is around 50 per cent of the property value, regardless of whether the buyer is a resident or an overseas investor.

These rules mean that full bank financing covering 100 per cent of a property price is generally not available through standard mortgage arrangements. Buyers are expected to contribute a portion of the purchase cost from their own funds before the loan is approved.

However, some property developers offer alternative payment arrangements that may appear similar to full financing. Instead of borrowing from a bank, buyers may pay instalments directly to the developer over a set period. These plans are often associated with newly launched or off-plan developments and may allow buyers to spread payments across construction phases or even after handover.

Because these developer payment schemes do not always function as traditional bank mortgages, they may fall outside the usual mortgage regulations. Even so, buyers should carefully review the payment timeline, delivery terms and any additional charges that may apply. Some plans may include administrative fees or payment adjustments that increase the total cost over time.

Anyone planning to purchase property in Dubai should therefore take time to review all financial obligations before committing to a contract. Understanding deposit requirements, financing limits and payment structures can help buyers avoid misunderstandings and make more informed decisions when entering the property market.

While promotional offers may sound appealing, the safest approach is to examine the details carefully and confirm how the payment structure works before proceeding with a property purchase.
